IREN Stock: How Much of the $9.7B Microsoft Deal Becomes Profit?

A $9.7 billion deal with Microsoft has transformed IREN stock (NASDAQ: IREN) into one of the most closely watched names in AI infrastructure. Yet the shares closed at $25.51 on October 22, 2026, roughly 67% below their $76.87 52-week high.

The real question isn't whether the contract is big. It's how much of it turns into earnings, and who pays for the build in the meantime.

Here's what investors should understand before deciding whether IREN still has upside.

What Is Behind IREN’s $9.7 Billion Microsoft Deal?

In November 2025, IREN announced a five-year agreement to supply Microsoft with NVIDIA GB300 GPU computing capacity.

The agreement includes approximately $9.7 billion in contracted services, a 20% customer prepayment, and roughly $5.81 billion in GPU equipment costs.

That $9.7 billion is total contract value spread over approximately five years, equivalent to $1.94 billion annually on a simplified average basis. It is not one year of recognized revenue.

IREN has also outlined an estimated 85% project-level EBITDA margin for the Microsoft agreement. However, project EBITDA excludes depreciation, interest expenses, corporate overhead, and taxes.

Its Childress, Texas campus is designed to host four liquid-cooled AI data center deployments representing approximately 200 megawatts of IT capacity.

The contract is significant, but its profitability depends on how efficiently IREN can deploy, finance, and operate the infrastructure.

How Much Could Actually Become Profit?

Consider a simplified calculation using the Microsoft contract's reported economics.

This is an illustrative example, not IREN guidance or an earnings forecast. It assumes even revenue recognition, straight-line depreciation, and a constant borrowing balance. It also excludes other equipment costs, corporate expenses, and taxes.

Actual results will depend on deployment schedules, financing terms, operating expenses, and GPU values.

The takeaway? A multibillion-dollar contract can produce substantial operating earnings without generating an equally large net profit.

What’s Delivered vs. What’s Still Promised

Most of IREN's projected AI revenue depends on deployments becoming operational and customers accepting the capacity.

The following table separates reported progress from future targets, using the company's August 27, 2026 financial update.

Factor

Delivered or reported

Planned or targeted

Microsoft capacity

Horizon 1, 50 MW, accepted in August 2026

Horizons 2–4, totaling 150 MW, targeted for Q4 2026

Annualized run-rate revenue

Approximately $1B operating ARR as of August 26

Approximately $4B contracted ARR for 2026 capacity, targeted to become operational by December 31

AI cloud revenue

$128.8M in FY26, including $70.5M in Q4

Higher recognized revenue as deployments become operational

Funding

Approximately $14B in existing cash, committed GPU financing, and customer prepayments

Additional financing required for expansion

Infrastructure

Horizon 1 delivered to Microsoft

More than 5 GW of development pipeline, not all operational or contracted

ARR is not the same as recognized revenue. It represents an annualized operating measure associated with deployed or contracted capacity, rather than revenue already earned.

IREN's actual FY26 AI cloud revenue was $128.8 million, demonstrating how much of its expected growth still depends on successful deployment.

Why the $702.6 Million Loss Looks Worse Than It Is

IREN reported a $702.6 million net loss in FY26, ended June 30, 2026.

Approximately $638.8 million related to noncash asset impairments, primarily associated with retiring Bitcoin mining equipment as facilities transitioned toward AI infrastructure.

That impairment represents approximately 91% of the reported loss in magnitude.

However, removing the impairment alone does not establish adjusted net income because taxes and other accounting adjustments must also be considered.

IREN reported $245.7 million in adjusted EBITDA, compared with $269.7 million in FY25.

AI cloud revenue represented approximately 18% of FY26's $707 million total revenue.

The loss therefore partly reflects a costly business transition. But investors still need evidence that the AI cloud business can replace declining mining-related revenue and generate sustainable earnings.

What’s Funded and What Isn’t

IREN has secured substantial capital, but its expansion remains capital-intensive.

Funding Already Secured

On June 1, 2026, IREN announced the closing of a $3.65 billion investment-grade GPU financing facility supporting its Microsoft agreement.

The facility carries a 6.00% blended borrowing rate. Combined with Microsoft's customer prepayments, it was expected to cover approximately 96% of the associated $5.81 billion GPU capital expenditure.

In its August 27, 2026 results, IREN reported approximately $14 billion in existing cash, committed GPU financing, and customer prepayments.

The $14 billion is not all unrestricted cash in hand. It combines cash resources, financing commitments, and contractual customer funding arrangements that may be subject to timing and other conditions.

Additional Funding Requirements

During its August 2026 earnings discussions, management outlined approximately $25–30 billion in FY27 capital expenditure plans.

The funding strategy included approximately $8 billion in targeted additional GPU financing and customer prepayments, alongside potential data-center financing, operating cash flow, and corporate funding sources.

As of its August 2026 earnings call, management described its data-center portfolio as unencumbered.

That statement should not be interpreted as confirmation that no data-center financing had closed by October 23, 2026. The company's subsequent financing status requires a newer disclosure to establish definitively.

Higher Borrowing Costs

IREN's August 2026 results also described a $2.8 billion GPU financing package supporting other customer deployments.

That included a $2.4 billion financing tranche led by Blue Owl and PIMCO at a 9.0% fixed rate for the Mackenzie expansion.

Compare that with the 6.00% blended borrowing rate associated with Microsoft's GPU financing.

The difference matters because higher borrowing costs can reduce earnings available to shareholders, even as AI revenue grows.

Is Wall Street Missing Something, or Pricing the Risk?

The bullish argument for IREN stock centers on its expanding AI infrastructure. As of August 27, 2026, the company reported a development pipeline exceeding 5 gigawatts (GW), although not all of that capacity was operational or contracted.

Wall Street's expectations remain considerably more optimistic than the stock's recent performance. According to MarketBeat, its October 23, 2026 snapshot showed an average analyst price target of $80.79, based on 21 analyst ratings. JPMorgan had also raised its price target to $65 on September 14, 2026.

However, IREN's recent stock performance tells a different story. Shares closed at $38.69 on October 7, fell to $26.99 on October 16, and declined further to $25.51 on October 22, 2026.

This sharp decline highlights investor concerns about whether IREN can execute its ambitious AI infrastructure expansion without excessive borrowing, construction delays, or shareholder dilution.

While the $80.79 consensus target suggests substantial potential upside relative to the October 22 closing price, analyst targets are estimates, not guaranteed returns. The widening gap between Wall Street's expectations and IREN's market price reflects uncertainty about execution, financing, and future profitability rather than definitive proof that the stock is undervalued.

Reading the IREN Chart: Levels That Matter

For traders evaluating IREN stock, price action matters alongside fundamentals.

Based on historical prices through October 22, 2026, three areas deserve attention:

  • Support at 24.86–25.51. IREN reached an intraday low of $24.86 on October 22 before closing at $25.51. A sustained break below $24.86 could indicate continued selling pressure.
  • Resistance at 35–39. The stock traded in this region earlier in October before its decline. A recovery toward this zone could encounter renewed selling.
  • 200-day moving average. A sustained move back above this indicator could support a broader trend reversal, although traders should verify its current value on the live chart.

These levels are historical technical references, not guaranteed turning points.

How Can GainzAlgo Help Analyze IREN Stock?

While traditional stock charts identify support, resistance, and broader price trends, GainzAlgo adds another layer of technical analysis by helping traders evaluate potential entry and exit signals.

For a volatile stock like IREN, this additional perspective can be useful when assessing whether a price movement reflects developing momentum or a temporary reaction to market news.

With IREN trading near the 25–27 support region, traders can examine GainzAlgo's displayed signals alongside price action and trading volume to evaluate potential changes in momentum.

For example, a bullish signal accompanied by stronger buying volume and a sustained move above support could support a recovery scenario.

Conversely, bearish signals alongside a sustained breakdown below the October 22 intraday low of $24.86 could reinforce concerns about continued selling pressure.

If IREN begins moving toward the 35–39 resistance zone traders can also assess whether the indicator's signals align with the strength of that move.

The important distinction is that GainzAlgo signals provide additional technical context, not guaranteed trading outcomes.

Because IREN can experience sudden price gaps following financing announcements, earnings releases, or AI infrastructure developments, signals should always be evaluated alongside company news and risk management.

No single indicator guarantees a profitable trade. Combining technical signals with company developments and risk management offers a more disciplined approach.

IREN Stock Outlook: Three Things to Watch Next

IREN's investment case ultimately depends on execution. Three developments could determine whether the Microsoft agreement becomes a meaningful earnings driver.

1. Horizons 2–4 acceptance. Stronger if Microsoft accepts the remaining deployments on schedule, supporting the ramp toward contracted ARR. Weaker if deliveries slip into contractual grace periods extending toward early Q2 2027.

2. Additional financing. Stronger if IREN secures funding at manageable interest rates without substantial equity dilution. Weaker if borrowing costs rise or additional capital raises significantly increase shares outstanding.

3. Earnings conversion. Stronger if AI cloud revenue rises meaningfully above the $70.5 million reported in Q4 FY26 and adjusted EBITDA improves. Weaker if revenue growth is accompanied by persistently high financing and operating expenses.

The bottom line? Horizon 1 demonstrates delivery progress, but the $9.7 billion Microsoft agreement only creates lasting shareholder value if IREN can deliver the remaining capacity, manage financing costs, and convert contracted revenue into sustainable earnings.

Whether Wall Street is underestimating IREN's transition remains uncertain. Investors should watch how effectively the company turns ambitious infrastructure plans into financial results before assuming further upside.
